Moving to Charleston:
What to Expect

Relocating to Charleston is exciting — coastal living, incredible food, and a slower pace of life — but there are a few things that might surprise you if you're new to South Carolina. Here's my insider guide to help you settle in smoothly.

  1. 01
    Property Taxes (A Pleasant Surprise) — South Carolina has some of the lowest property taxes in the country. As a primary residence, you can apply for the 4% owner-occupied rate, which significantly lowers your bill. If you're coming from out of state, your first bill may look higher until that rate is applied — don't worry, I always walk my clients through this.
  2. 02
    Car Taxes (Yes, It's a Thing Here) — SC charges an annual vehicle property tax. Before registering your car, you pay this tax to the county, then take the receipt to the DMV. The good news: it decreases each year as your car depreciates.
  3. 03
    Getting Your SC Driver's License — Update your license within 45 days of moving. You'll need proof of identity, your Social Security number, and two proofs of your new address. Book an appointment to save time!
  4. 04
    Registering Your Vehicle — It's a two-step process: first pay your vehicle property tax with the county, then take your receipt to the DMV to get your SC plates. A little different from most states but very straightforward.
  5. 05
    Flood Zones & Insurance — Charleston is a coastal city, so flood zones matter. Some areas require flood insurance, and even when it's not required, it's often recommended. This is something I always help my clients navigate when choosing the right home.
